What raises a sweep price: glazed stage 3 creosote that needs chemical treatment or rotary chain work instead of brushing; an insert that must be pulled out to reach the flue; very tall or steep-roofed chimneys; heavy animal nesting. What raises these prices: flue or chase dimensions beyond common sizes, the footprint of the crown, and roof height or pitch that calls for extra staging. What raises these prices: square footage and height for tuckpointing and waterproofing; whether flashing can be resealed or must be replaced with new step and counter-flashing; and for liners, the length of the flue, its diameter, whether insulation is required, and whether broken clay tile has to be removed first so the correct size will fit. Pricing questions

Why are all the prices listed as “starting at”?

Because chimneys are not uniform. A one-storey ranch with a short, straight flue and a three-storey home with an offset flue take very different time and equipment. The starting figure is for the simple case; the notes under each table say what adds to it.
